What happens after the 3 years?

Whatever you want to happen! All that changes is the developer guarantee is no longer in place, so in the unlikely scenario that your property goes through a period of being untenanted or your rental income falls below 8% net, the developer will not cover it out of their pockets.

However, the management company will still wish to continue taking care of your property and the rent is expected to stay the same if not increase inline with inflation meaning everything stays as a straight forward fully managed armchair investment!

What about my exit options?

You can sell the property whenever you like, for whatever price you like. The only restriction is that its a student investment so will need to be sold to an investor like yourself, in a market as thriving as the student investment class this is unlikely to pose any issues. We are happy to resell your property for you and if you purchased it initially from us, we can guarantee you a very low resell fee!
